Nicholas truncone, mai - President

Mr. Truncone has valued and consulted on a broad variety of property types throughout Florida for more than 25 years. He specializes in Eminent Domain and has testified as an expert witness in many Florida counties. Mr. Truncone is also responsible for the firms Cost Estimating process and procedure. He has participated and was instrumental in the development of the highly regarded cost estimating application currently used by the Florida Department of Transportation District 4. He has also participated in the development of a similar application for the Florida Department of Transportation District 5.  With his appraisal background and a clear understanding of the cost estimating process, Mr. Truncone has successfully expanded the firms menu of services to incude the areas of PD&E, Value Engineering and Right-of-Way Design support.  Mr. Truncone is the managing principal and oversees all operations of the firm.  He is a member of the Appraisal Institute [MAI], International Right of Way Association where he has served as chairman of the Valuation Committee, Florida Energy Pipeline Association and is licensed as a Certified General Appraiser in the states of Florida {License #RZ1269} and Georgia {License #356539}.

Mr. Truncone has been qualified as an Expert Witness in the Civil Courts for the 2nd, 7th, 10th, 12th, 14th, 15th, 17th, 19th and 20th Judicial Circuits of Florida as well as the United States District Court, Northern District of Florida.   He is also qualified in Federal Land Acquisition and Appraisals.

His diversified background in the market valuation appraisals include Citrus Groves, Agriculture, Power Lines, Pipelines, Right of Way, Easements, Partial Interests, Utilities, Dairy Farms, Eminent Domain, Office Buildings/Complex, Mixed-Use Developments, Gas Stations, Industrial Subdivisions, Hospitals, Apportionments and Leasehold Interests and Yellow Book Appraisals to name a few.
